Introductory Application Instructions

Please be prepared to pay the application fee as outlined in the property listing. In addition to this rental application, you will also be required to provide a copy of a valid form of identification and proof of income. 

We do follow federal, state and city Fair Housing laws on all our housing. Not only must Applicants have acceptable credit history, additionally, all Applicants must meet our Criminal History Criteria. Applicants that are registered sex offenders will likely be denied but we welcome all applicants. Applicants must have no felony convictions less than 10 years old that involve violent crimes against persons or property, including but not limited to murder, arson, kidnapping, assault, bomb related offenses, robbery or burglary, terrorism OR that involve the manufacturing or distribution of drugs in any manner. All other felony convictions must be more than 5 years old. Conviction of any drug related offenses involving possession only, or alcohol related offenses where no one was permanently injured or killed, must be at least 2 years old. Successful completion of any felony sentence at least 2 years ago and no new criminal activity for at least 2 years before this application is also required. No Applicant with any outstanding warrants or crime that is awaiting trial will be accepted. If the Applicant would like management to review additional information regarding the felony conviction or the current arrest or warrant as part of their rental application, the Applicant is permitted to submit that information to management along with their application and Management will review that information on a case-by-case basis. 

To complete this rental application, you must be prepared to provide 3 years of residential history as well as contact information for your rental references. You will also be asked to provide information on your monthly income, and please note that most properties require that applicant combined gross income is at least three (3) times the monthly rental amount. We will be checking criminal background and rental history. An eviction with a paid off judgment may be overlooked but an eviction with an outstanding judgment will immediately disqualify you. 

Cosigners must meet all the same criteria however we do require a cosigner to have four (4) times the rental amount in verifiable income. Each resident over the age of 18 must submit a complete and separate rental application. 


The LHM Realty Resident Benefits Package (RBP) delivers savings and convenient, professional services that make taking care of your home second nature. By applying, Applicant agrees to be enrolled and to pay the applicable cost of $35/month, payable with rent. Your RBP may include, subject to property mechanicals or other limitations: - HVAC air filter delivery directly to your door approximately every 60 days - Renters Insurance that meets all lease requirements from an A-rated carrier (included at an additional $10.95) - Move-in concierge service: one call set up your utility services, cable, and internet services - A resident rewards program that helps you earn rewards for paying your rent on time - Credit building to help boost your credit score with timely rent payments - $1M Identity Protection for all adult leaseholders - 24/7 online maintenance reporting - Home buying assistance for when the time is right to buy your “forever” home - Online portal: Access to your account, documents, communication and payment options - Vetted vendor network: we find the technicians who are reputable, licensed, and insured. Option 1 to negate $10.95 additional charge to your RBP: Buy a policy. If the Tenant prefers, the Tenant may find, purchase, and maintain another policy that satisfies the Landlord’s requirements. The Resident Benefits Package monthly amount will be adjusted accordingly. Visit http://insurance.residentforms.com/ and follow the instructions listed there to provide evidence of the required insurance coverage to your landlord. Please be sure that your policy meets the following criteria prior to submitting: 

It is Tenant’s responsibility to pay premiums directly to your insurance provider. If the policy is terminated or lapses, Tenant will be subject to a lease violation fee of $25 and agrees to be subsequently enrolled into the policy referenced in Option 1 above. Option 2 Additional $10.95 charge to your RBP: Do nothing. Tenants will be automatically enrolled into an insurance policy as part of the Resident Benefits Package. No further action is required. Coverage will begin on the effective date of Tenant’s lease and continue throughout the lease term. Please refer to the evidence of insurance that is supplied by LHM Realty for additional coverage details. The Resident Benefits Package monthly rate will be adjusted by the premium amount in the policy. NOTE: The total monthly cost of the Resident Benefits Package is all-inclusive, and no discounts will be given if any element of the package is unavailable due to a lack of HVAC or another limitation at a specific property. 


PETSCREENING IS A REQUIRED PART OF THE APPLICATION PROCESS FOR ALL APPLICANTS: A welcoming environment is paramount to all our residents with or without pets as well as animals. To help ensure ALL our residents understand our pet and animal-related policies, we use a third-party screening service and require EVERYONE to complete a profile. This process ensures we have formalized pet and animal-related policy acknowledgments and more accurate records to create greater mutual accountability.
